If the boss wears jeans, I suggest dressing better than the boss (not $ wise, but more business like in style).

All, We have a midway position between "all dressed" and "tenant takes utilities in their name" which we refer to as our "Utilities Budget".

Grow a beard and mustache ,  Keep it trimmed neat and dress very well .

You might need to present only that mandatory repairs for habitable living, then go out of pocket on the rest of the rehab if you want to go more fancy.

thank you  @Jim Adrian Lets assume it's 5 lots, the bigger question is the layout and floor plane  for those  house. lets keep in mind it's buy and hold houses only for rent, i might sell them after 5 years. that means I am trying to be build moderate house for rent nothing really fancy.  

In the event of them laying siege to the entity or myself, they can't directly take suit against myself for damages, even if I am a sole member of a business, they only have one route, which can be a throwaway entity if one wanted to be fancy.
