I've been setting up to purchase my first deal in the Tampa area, but just found out I'm deploying on the 4th of July, so that kind of puts a damper on things.

I'm interested in the same question and looking for MHP deals too.Capital takes a lot of time to deploy.

NJ is a tough market but there are still cash flowing properties out there, sometimes you just have to look really hard.You can be successful with whatever strategy you ultimately deploy, it depends largely on your comfort levels.PM me if you'd like to chat in more detail.

The danger of deployments is almost entirely ameliorated by the Army's deployment timeline. 1CD has three brigades, and the post has several other large units like 3CR and III Corps HQ.

The opportunity to scale is either (1) obvious (i.e. you see opportunity that you are not able to capitalize on) or (2) its a multi-month process, at a minimum, to educate yourself on where to best deploy your (or someone else's) capital and time.  

That's an amount of money which can do a lot if deployed properly.

Could you get a better return if that equity was deployed in another investment?

Also look at the math, what return could you get if you deployed the money, others will encourage you to leverage to the hilt, but I would look at what your return would be if you bought residential properties with the cash from the sale for an apples to apples comparison, because you would likely use a 1031 exchange.

I was recently injured on my last deployment and I am going to be receiving a $50,000 insurance pay out here in the next 3 weeks.
