I will look into HUD homes, as I am considering owner occupying, but I am very interested in the niche or specialized housing for my first investment due to the high concentration of colleges around where I live.  

The singles net a better return then the 3-plex so I am concentrating on them.

BFH is definitely part of my longer term goals/ strategies but need to concentrate on wholesaling and rehab/flips to build some cash flow.What are top criteria that tells you likely a hold property ?

Detroit has a high concentration of bad ones and once word gets out, I think other investors do not want to go thru it.

Since then I have been concentrating on remodels and additions mainly in East Memphis but we extend all over the metro area.

We'll be concentrating mainly in Round Rock and Cedar Park.

I will concentrate on marketing a lot more now.

@Brad Fallon Combining a BRRRR with a 203K loan with a primary residence with a first investment sounds like a recipe for analysis paralysis.I would concentrate on the fact that you’ll be able to cash flow your primary residence.
