Here is some of my thoughts: You may need cash flow to pay the bills, but if you do not you should be concentrating on total return.  

Concentrate on reducing your risk by getting as educated as possible before making a move.

That noob FTHB segment of my practice has grown really fast since I made the banker -> broker switch (which is why I did it), but my landlord loan production didn't really change all that much (I didn't expect it to), it went up MAYBE 10% or so, and that's mostly concentrated among those that say "I'm a real estate investor!"

Where would you suggest me to concentrate my effort?

New investor learning the ropes and concentrating on SE Florida area.

Concentrate on principles of prudent lending practices and the reasons why certain rules are applied rather than just applying any rule.

My name is Ayo Oredugba, new to real estate investing, concentrating on single family properties.

I'm currently a Financial Analyst working in the Nashville area.I graduated from ETSU with a BBA in Finance with a concentration in Real Estate.

I will look into HUD homes, as I am considering owner occupying, but I am very interested in the niche or specialized housing for my first investment due to the high concentration of colleges around where I live.  

The singles net a better return then the 3-plex so I am concentrating on them.
