add the code violations (go to local municipal building-tell them you’re doing a research project on these statistics do NOT tell them you’re an wholesaler-investor), probates list which is also small & is a marathon not a sprint, driving for dollars (leave post it on door “Hi, it’s ____, i have a question about your house please call me #_____” , and yes add nearby communities if you’re in a small one.

It's the only place I've considered purchasing rentals (I had 2 custom built) because it's not a big city, it's actually the Safest Town on the Island if you look at FBI Statistics.

Basically the broker is babysitting a bunch of agents.I did this model as a principal broker many years ago when these were just coming out on the residential side.The statistics I had showed that out of all the agents only 20% or so were closing something a month.

That's a much more significant drop.Thanks for the tip, but you'll note that I mentioned there were multiple recessions in the first chart I posted, you can see in the chart clearly that there are 5 recessions listed, you just missed it.....I have an above average understanding of statistics as I was a business major in undergrad and grad school, so I understand sample sizes and much more.
