I'm on her list for daily alerts but they seem to only come about once every few weeks or so .I plan on being more assertive with my searches and put the idea of condominiums on hold for now.

Others have already covered the legal issue so I won't add to that.I just wanted to add that I'm not familiar with the MVRP but renting to low income households brings unique challenges probably better suited to experienced landlords.I would consider using a PM company since you will be a long distance landlord.

The situation is the way it is because households are still rebuilding their credit and rates are very low, and once credit is rebuilt the cost of owning can exceed that of renting, especially with higher mortgage rates.The economics at $750 are different: the tenant pay does not have access to credit, he does not want to take care of a home and will let not fix leaks or change aircon filters.
