While you are in there, you can expect to pay your PITI ($1254), sock away 10% of gross rents into a maintenance account, sock away 10% of gross rents into a cap ex account, pay the water bill, pay the electric bill (since I'm assuming there is common space & outdoor lighting, lets just say this will be $70/month), and that's it pretty much.

Lots of long time locals (service industry folks, ski instructors, teachers, outdoor enthusiasts, etc) are being pushed out because long-time rentals are being sold & many people are moving up from wealthier areas like San Francisco and buying up properties that seem like a “deal” when compared to the Bay Area — deal in quotes because the median house price has increased by ~70% over the past year here.I have started thinking about the idea of building a tiny home village where the homes are tiny houses on wheels / chassis, and providing them at a reasonable rent.

The contractor claims he can paint the siding of the house to match the garage but that he needs at least 2 days where the temperature is above 50 degrees and stays above freezing at night.

I have a NEST Thermostat, so I can turn down the temperature remotely and even when my long term renters go away, the thermostat knows they are gone and turns down the temperature automatically.

The blow up of water heaters comes from the temperature and pressure valve (T&P) being omitted or incorrectly done or defective.
