Kitchen and baths are guts and it needs hardwood throughout.

For example, in a recent forum post there was a great discussion regarding hard wood floor refinishing, and I learned that roughly $2 per sq ft was typical in our area.  

As an example, you might also ask, "If I spend $4000 on hardwood floors, will the property sell for at least $4000 more?"

I had a hardwood flooring company back then and was doing the floors for the investor I bought my flip from.The guy went from flipping to building spec homes when the market was great.

When i say id want to do $100k in repairs im just calling out the number it would take to have new kitchen, new bathrooms elegant crown moldings, finishing the basement, gorgeous landscaping, new hardwood floor if necessary, central air.

Thanks @Larry T. we used hardwood for the main level and vinyl for finished basement.

I have only ever done tile or hardwood, but have done both floor first and put floor in without removing cabinets.

I also held off on completing the hard wood floor refund in my most recent remodel and essentially threw about two/three months of rental income.

I am pretty handy, so I installed Acacia hardwood floors, re-did the landscaping, and upgraded the light fixtures.

There are those who think that refinishing hardwood floors on your rental units should be hired out to those who know how to do it.
