I would imagine with him everything would be triple checked and verified before you put a nickel towards a deal. 

I'd triple check there to make sure but it sounds like you're doing your research.

I keep running into them, where they snap up deals I was interested in.Fast forward to 2003-2008 when I was selling my properties that tripled and quadrupled during the period.

Those same exact houses and lot sizes just doubled or tripled in price and require insane amounts of work.

No pain no gain bro, and yes 200-500k in one basket seems like a lot and it is but if you buy it right you could be well insulated depending on your upside in the MFH deal.I realized that doing fourplexes and duplexes is more income than SFR's or singles but hitting doubles and triples isnt so "scalable," either.It takes just as much time to find a fourplex deal as it does a 20 unit building which has a 5x magnitude in terms of units.Any luck unloading those 10 SFR's?
