It's entirely possible the easement(s) exists but wasn't found in the title search because a full title search only goes back X years (with X being dependent upon the customs of the state).For 3 utilities to be in the same location I highly doubt the use is without permission.

@Joe Cassandra, I think if you obtain permission to do an ACH transfer whereby you reach into your tenant's account to withdraw the money, you're fine, as you maintain control.
