When buying rental properties, buy the best within reason and 'ordinary'.

I have a crack running the length of the patio about 1/4 to 1/3 of an inch wide and 40 ft long.

I'm just not so sure how much I subscribe to that.The other thing that comes up for higher income earners investing in rentals (assuming you're not a real estate professional, which I am not) is the inability to take passive losses against ordinary income once your income rises above $150K. 

They have the patio area too if the weather permits. 

Looks great, easy to clean, won't retain odors, holds up to ordinary use, and can handle spills.

Concrete patio in the back that is perfect for grilling and relaxing.

.- When I do sell it, the profits are LTCG instead of ordinary income.- There are some exterior repairs that need to be done on the property before selling, but if I'm keeping it as a rental, some of these could be deferred (these items could be worked on and completed while I have a tenant in the property).

Remember, sellers aren't business-people for the most part with a clear mind, they're just ordinary people with a ton of emotion and sentimental value thrown into their homes.

Such entity in the ordinary course of its business must be engaged directly in real estate management or development activities.

Be diplomatic, stick to topic, don’t bring up extra bs like typos or a missed covered patio - only the relevant stuff.
