If you will have negative cashflow, I would suggest you rather sell it, unless you can foresee that the downturn will be temporary and you can float the negative cashflow as the rents increase, etc.

With this being said, just make sure you have enough personal funds to float part of the rehab if the bank decides to not provide you the second and/or third budget payments until after the work is complete – because your contractors want to get paid.

Worst case scenario, you could get a personal loan, if you can float the higher interest rate (usually these will have a little longer term such as 3-6 years, so payments would be lower, just higher interest amounts.
