Have a $500k loan access...but not for long...ideas?

New account but long-time lurker. Closed 10 transactions in the past 7 years and recently via self-representation, around $500k in cumulative gains, mostly by appreciation and luck.

I've got eligibility for a note right now up to about $500k, but due to circumstances I know of, my eligibility will not be around for long...late July, I won't qualify anymore. However, cash flow is good and no problem floating those payments.

Any creative ideas for some CoC returns with this line of credit? I've managed AirBNBs before and found it's hard to really do well when all costs are considered. Also, with fast rising prices, not counting on the same appreciation I've enjoyed over the past several years, and ROI seems challenging. Lastly, rentals seem to not be rising in monthly revenue fast enough, at least from what I can see on CL...

So, just pondering...I had to let good access to capital go to waste!
