A lot of people don't know basics about a home (changing filters on a furnace, not to overload a washing machine, cleaning under your fridge, etc).You should be raising rent each year, especially if you have rent caps-do the max allowed each year.

its not a hey I know nothing about real estate and the guru told me this is the easiest way to make money when I have no knowledge of the business, no money , etc etc.Its highly regional.. and there is no question that the rust belt and other older mature MSA's that have large SFR populations of rentals are prime wholesaling grounds.. that's a fact.in other areas were the inventory is different wholesaling is a completely different ball game and in many markets its done.. ya you can do some but its not a machine you cant do the volume you guys do.. and granted not all of them are Morris invest bait..

Unless you have a time machine and can go back to before May 2020 you missed the boat.

As well as starting/taking over a vending machine business, operating and restocking a few machines.

Good for learning and networking with other real estate investors.I've used the Deal Machine app while I've been out driving for dollars and I'd send postcards to those property owners, once a month. 

If they can have a washer/dryer, they will bring in the entire clan's laundry, and charge their friends to to do laundry there - the machines will run 24/7 nonstop.  

That seems to be the first step but not talked about nearly enough.I also bought the Ultimate Buying and Selling Machine very recently and am just starting to get into.

Yup, lots of machine shops, contract manufacturers, electronics companies already in big trouble. 

AND we spent 2 months at the cabin ourselves throughout the year (mostly when no one was booked during low season).We didn't purchase this cabin just to create a vacation rental machine, we also wanted to enjoy it ourselves and so I'm sure you can see much better numbers spending $100 - $150k less. 

first thing to do if you want to get into fix and flips and wholesaling is you need to set up your marketing machine that goes directly to owners.
