I am currently considering a property in Montclair, New Jersey that requires some work and would like to consult with an architect so I can make an informed offer. 

In my experience its much easier than watching your architect or draftsman and GC blame each other for mistakes while the clock is ticking on. 

Chauncy,As an Architect, the 1st thing I think of to check is the Zoning designation and the Zoning Ordinance for any property you are looking to purchase to ensure you would be allowed to legally do this conversion "By Right" without needing additional zoning variations.

This house needs all the permits so I need a referral for an architect for changing floor-plan and possibly get help for pulling all the permits.

Okay, maybe "Manic" is more the correct term.Some times I'm sitting around on my thumbs, going to every darn networking meeting there is because I'm waiting for a buyer to buy a rehab, or waiting on an architect to get done with plans.

A punch list by the architect is done at this time as well. 

What was once a field full of ex-contractors, builders, architects, etc., has been flooded with high schools dropouts with ZERO construction background that passed a 4-week course, and everything in-between.
