Those are all good ideas, thanks for the helpi have found a better way to obtain properties without having to resort to hard money loans, the market where i live is so slow that i will be able to obtain properties through owner financing.

Cash for keys is sort of a last resort type issue and then a business decision (You bought a place with inherited tenants and need it vacant in time for occupancy within 90 days for FHA guidelines etc).
