If no response, have the monuments (iron posts surveyors use) marked, then demo and rebuild fence on your dime in 1 day.

The house needs new siding, demo some walls for an open kitchen concept, new flooring throughout, and the "wow" kitchen and bathrooms.  

Your buyer might want to look at bringing in an angel investor or a joint venture partner for opening their business to buy today.The building might have way more than expected 160,000 to fix things and do build outs.Might be easier to demo the building and scrap to the foundation and build new again.

Offering some free Demo work or other labor to learn and provide value is also a good place to start to help gain these docs as well as a networking opportunity.Best of luck and crush it Matt!

Also, I have scaled my list down to only key neighborhoods that fit the demo I am looking for.  

The demo work is nearly done and we'll be putting the roof and siding on this week.As for finding a better deal, I certainly won't deny that it's possible.

My flips have a demo crew on site the day after I close most of the time.

Now, I'm on day 5 of demo and dumpster #2 is filling up. 

Here in Pinellas, you are supposed to be licensed to paint, install flooring, cabinets, drywall, basically anything besides demo and clean up.

You have to make sure that you price demo/removal of old house into your offer plus a little extra incase you have to cap a well, abandon an old septic, cut off existing public utilities, etc...
