So, in conclusion, if anyone can suggest any good multifamily buy and hold rental markets with property managers and or real estate agents, that would be greatly appreciated. 

Ok, I am ok with them releasing my funds if I am under budget at the conclusion of the project. 

The internet has such amazing amounts of information that you can utilize to come up with a conclusion.

My point in bringing this up is that I don’t know enough to draw conclusions.

I was very keen to purchase rental buy and hold property but after doing considerable research have reached the conclusion that the RE market is deep into the seller cycle nationwide and I am not sure now is the time to get in.

I simply refuse to use this as a convenient excuse for not hitting my acquisition goal this year.In conclusion, the current real estate market presents both challenges and opportunities for investors.

That’s pretty much the conclusion I’ve come to as well.

Just as an update/conclusion on my situation, in case there is a possible reader in a remotely similar position:The final result was much simpler than I had imagined.

If you can't easily find the age of things, everyone else that looks will have to come to the same conclusions.

(though something tells me that my lack of legal expertise is leading me to a naive conclusion...in reality, I'm sure I'd just end up getting screwed :).
