Saying a 10M dollar deal, a listing broker is probably on a much smaller flat fee and attorneys will be involvedAnother matter, most brokers don't allow newish agents to get involved in large commercial deals unless they also get a seasoned agent/attorney to guide them, they carry much more liability for the broker and you can lose your shirt.

After 4 units, the building goes from being a residential structure (governed by IRC) to a commercial structure (governed by IBC) so it must be approved by the state (which means stamped drawings), meet ADA requirements, meet fire protection requirements (which is usually sprinkler systems) etc, etc.
