@Tara Piantanida-KellyYou may be hard pressed to make 35% CoC deal in western New York ... though you are next door to the rust belt, so perhaps they do exist in your area.If you wander a little further west towards Cleveland, you could may find deals like that (there are some that produce 3.0+% rent).Or ... maybe you have the ability to improve your current deal.

At that time you can sign it as is, refuse to sign it at all and go elsewhere, or modify the agreement with what you want and negotiate with the brokerage and then sign an amended agreement.If the brokerage has an early cancellation damage clause and you signed it you will be hard pressed to recover anything from them.

In addition to that, I found that all the exterior siding - on the ENTIRE house - was water damaged because they (Fox & Jacobs) had used a pressed-board product for siding back in the 80's.

@Chris Watson  I think if a local bank is offering 6% interest and a 20 year note for land, you're going to be hard pressed to find a better deal out there.
