I have a 2 Bed, 2 Bath property with wood floors, so the main concern with dogs is how they will damage my Lazyboy couches, or how they tax my cleaner. 

Availability of cleaners and technicians plays a big factor.

Some double wides bought off HUD or auction.com we just use a spray bottle of cleaner and a vacume and new appliances.  

Most companies only put their name on the large sticker on the glass and once the product is installed, the cleaners come through and scrape the stickers off.

Don't put yourself in a position where you're at risk of being taken to the cleaners.

You will need some enzyme pet odor cleaner. 

They are generally better quality, but they can also take you to the cleaners if they get the sense that you don't know what you're doing.I've been managing my own properties (primarily SFR) nationwide for over 13 years...all from California.
