Hello BP,I just had to share my recent experience with Section 8 rentals, and I couldn't be more thrilled.

Why would you take a gamble on losing one with an automatic rent increase?

I know I'm taking a gamble of with ordering a home inspection and then tenants not opening doors.. but i feel tenants are probably annoyed with different people coming to see their homes.. but if planning a few weeks notice to let them know of a home owner inspection.. they might cooperate ? 

This is both thrilling and terrifying, but as @Brandon Turner often says I’m “doing it scared” (LOL) I’m set to close in a couple of weeks!

Gary Fuchita I am thrilled that you have found this adventure of mine encouraging.

My roofer wasn’t thrilled I had Allstate but said he wouldn’t have came out if I had progressive and would have preferred me having State Farm.  

People visit, fall in love with it, buy a house at an inflated price...then when the thrill wears off, if it does(it hasnt for us), they can't get back what they paid for it when they try to sell. 

I'm in talks with an owner for a similar deal in LA, in a very hot part of town, and if I bring in double the rent I'll be THRILLED.  

They have crushed their financial future gambling on future results.

An informed gamble along with aggressive advertising is usually your best bet in avoiding long vacancies in these neighborhoods.
