For anyone who tracks their KPI's, or just knows the number, how many offers are you submitting in this market? I know a lot of people are holding off, and some are really liking the new build's right now.

They’ve been holding off since at least 2020 waiting for the crash. Now, if they’re lucky prices crash back to 2021 or 2022 prices, except interest rates have doubled. They have crushed their financial future gambling on future results. They will most likely continue to do the same. There’s going to be what, maybe one more rate hike? They think after 5-10 rate hikes, this will be the magic one that breaks the market? What if rates drop once and prices skyrocket 10% overnight?

It takes about 3-4 offers to get a good deal these days. A couple will have higher/better offers and 1 or 2 sellers will be stuck in a number they need for their replacement.
