If you goal is to sell it to an investor . . . are you concentrating your marketing for that segment or to a homeowner?

Don’t look for the dealAnd concentrate in finding a GP with good reputation and good track record!!

I would concentrate on being a Realtor first. 

Didnt get into specific REI goals since had a new job and would spend most of my time concentrating on taht. 

Concentrate on what you know and  changes you see - you will see a major change coming long before I ever will,  long before anybody else will, because "X" is your passion; they are  what you are sitting around reading about all the time.2) You should  wait until you find something you are so thoroughly sure of, based on your  wealth of knowledge, and something that is so cheap, that buying it is a fool  proof as going over to the corner and picking up the money.

I don't know what age category you're in, but at a certain point in life (around middle age give or take) one has to start diversifying their portfolio into investments that concentrate more on capital preservation rather than offering crazy high returns.

Door knocking doesn’t work because it’s not concentrated towards someone that has a need for something. 

Do a quick search on realtor.com or something to see where they are concentrated at and I think that will show you what areas of Fort Worth carry them. 

Large cities often have greater concentrations of well-respected companies and job opportunities that are and will continue to be enticing for many people at all career levels.
