And a large part of the competitive advantage (in my view) in small scale rentals is the management you can add (so you would be reliant on another for that and there could be agency costs)...It is that extra tenant service, faster response time, or cleaner rental that may give you the returns....What is your edge from a thousand miles away without much time to add? 

Best way to deal with spiders is a vaccume cleaner.

We have one short term rental and sometimes we end up cleaning it ourselves because its hard to get cleaners last minute.   

There is still a caretaker, or for smaller homes a maid/cleaner that shows up every day to stock towels, do dishes, etc.

It definitely takes some times on the front end--getting the right cleaner, loading up on supplies and having a steady supply of them (you will go through lots of towels), etc.

Despite the costs, it seems a cleaner path and less potential for running afoul of the many rules so we are proceeding.

I've never needed a runner.My cleaners handle turnovers.I schedule routine maintenance.I get a handyman for unscheduled repairs.

After some research I have found Hair salons, massage places, coffee places, laundry mats, dry cleaners ( High profit from what I heard ), coin laundry's, car washes, and newly maybe subway's.My plan was to buy an existing established business based on revenue.
