They are going be transferring the title to me in the coming weeks (actually to the LLC that i am in the process of forming for tax liability and protection purposes) and I have read and signed the contract which assures me of a clean title and title insurance and i have already checked the property records and the taxes are all current and I have copies of the sheriff's dead, quit claim dead and proof of auction where the property was purchased by the REO.

This fix&flip property is almost at the same street like the first one15.Avenue du Lac, 21 000 Fontaine d'Ouche Dijon, purchase price 31.000 T2 (real value 50.000euros) * i saw the same apartment one floor higher, absolutely the same which was sold for 50.000 euros.1bedroom, 1 bathroom, 2 covered parking places,roi 12%This apartment does require some reconstruction for about 5.000 eurosI can sell it in a short period (6.months maximum) for 55.000 euros or more.So it allowed capital gain + -15 thousand, than i can repeat one fix&flip, until the first rental property assures  an income of 500 euros per month.

I really wanted someone keeping the loans in-house locally so that I could get an assurance they wouldn't call the due on sale clause - just not willing to risk trying that after a loan is sold off to a bank I don't know.

Screening is the tool of choice in regards to either eliminating section 8 applicants or insuring you get the best quality, whatever that means, in section 8 tenants.You may be assured you will get the HUD portion of rent but do not count on the tenant portion.
