My point, what have you done as a pm to advertise to OR capture owners and investors who own large apartment complexes or something to that effect?

On top of that I need equity capture at the buy.

Their entire existence has been spent trying to capture Guests while dancing with Hosts to try and keep us happy. 

If I understand correctly, the depreciation capture ( estimated $250K)  is not triggered by a properly executed 1031 exchange and is deferred.

You want to be able to capture the inbound telephone numbers.

In your experiences, have you had any major problems with capturing them that led to a longer and more expensive process?

They are strictly referring to the appreciation of the asset itself.But what they aren't factoring in are:1) Equity capture when you buy.2) Rental Income.3) Leverage.
