Reminder, this is a C-class property in a C demographic, but our upgrade includes hardwood-look vinyl flooring, resurface countertops, tub and surround, updated lighting, new ceiling fans in bedrooms, repaint ceilings white/walls tan color, glass backsplash behind kitchen sink.

Without the wall there is minimal cabinent room, toying with the idea of putting in glass cantilevered top units that open both from living room and kitchen. 

We've got all kinds of cool bars and restaurants, art galleries and museums, and enough tall buildings to ensure you can't see your shadow when you're walking around experiencing it all. 

Also make sure that the tenants cover any glass damage as that is not considered structure in nature.  

Glass half full, Tom, @Charlie MacPherson, and @Wayne Brooks could end up on an episode of American Greed. 

That's a tall order and that forces me to find off-market deals that are significantly better than what you can find on the market.
