It's the EXACT same situation once that tenant moves in, and there's nothing the bank can do, since AFAIK they don't get a say on who I accept as a tenant after I purchase the building.Your right, and that's precisely why an institution doing residential financing will not knowingly go for this scenario.Commercial loans have annual or semi-annual (or every 3 years, etc) checkups on the health of your business.This is one example of why/how vacant residential real estate often sells for more than tenant occupied.

And if you have to replace the linoleum in the kitchen, consider tile; use a durable vinyl in the bathrooms; easily cleanable semi-gloss paint on the walls...To me those products improve the quality of the property, possibly allowing you to increase rents and they seem to stand the test of time (and negligent tenants).

So from time to time we come across affiliates who sell our properties through their marketing platform and we have also worked with lenders in the past that have semi-desirable financing terms for either foreign buyers or US buyers where the loan is based more about the home then the borrower.

Example: Trailers, mobile homesModular homes:Stick-built in a factory to exact measurements, delivered to site in pieces which fit on flat-bed semi-trailer, assembled on-site after foundation is poured and first floor is laid down (OSB or plywood per code).Home building is beginning to pick up in my area and I'm exploring the possibility of developing land and providing modular homes which can be completed more quickly than traditional stick-built-on-site homes.Experiences would be the most helpful.

@Mackenzie Charles  google brokers in state that just charge a monthly fee and no commission split see if you can find one.or as others mentioned maybe you find a older semi retired broker that will let you start your own gig.I know in your market its tough out our way you can find 200 a month brokers that charge a little fee per deal .. or you can go full service remax and pay 30k a year.my wife pays 9k a year but gets 100% commish and they pay all E and O  .. she pays for multiple and board..fees..
