@Carrianne Mucho yup if I was not so invested on the west coast and was looking for a new place to live it would be one of my first choices.. but you would need to be a water dog... its surrounded by water. and us Californians are used to mountains and they don't have any of those.. but culture great food , ( have to import your wine).. nice people and a robust Real estate economy with thousands of potential rehabbers.. since the city is so old 2nd oldest in the US> I just close on one I was going to rehab.. turned out the termites caused so much damage its a demo job.. but not to worry new construction there will be just fine :)check out 74 America Charleston SC this is one I just sold last month.. this is what we are building there selling at 225 to 250 a foot finished

I had to pay back taxes of 5k, and it happened in about 3 weeks, which is super fast.it's a ranch, 3 bedrooms, brick, basement, 2 car garage, backs up to a high school. it's between Beech Daily and Inkster road.it's dirty, the roof had caved in at one point and my roofer will go there and change it soon. the hardwood in the room where the roof caved in is moldy, obviously been wet for awhile.this house will be cleaned, demoed, locked and will wait for us until we can get to it. we are 4 houses behind at the moment, so it's nice to stock pile for "rainy day".i am not revealing the price yet because i might wholesale this one. there's plenty of spread for someone to make some money on it..i have another one under contract for 66k from the MLS, but i migth pass on that one since i am low on funds at the moment.still self manage, have a 8-4 day job, a wife that travels out of state during the week and 2 monsters under 4 yrs old to take care of.yes, i think about quitting my day job daily, thanks for asking. :)

A rental house in Toledo had a fire and the city is escrowing $11,000 to be released to me upon demolitionI can get the permits and demo done for $6,000I've already signed my demo contract with the licensed demolition companyI'm looking to use hard money and thought these terms would be reasonable:short term ~3 month tops high interest hard money loan for $6,000 and a 10% interest ratea $250 referral fee upon the loan payout if they were referred I can sign a mortgage and a note for $6,000 on one of my paid off income generating rental houses to cross collateralized (to doubly protect) the money lenderIf for any reason I defaulted the lender would have the rights to the $11,000 escrow in addition to the deed of a paid off income generating rental houseI'm being told that that interest rate for hard money lenders won't be sufficient bc of the short term of the loanWhat terms are more fair or should I expect for this scenario?
