Seems like sellers are being bold with their asking prices and not negotiating. 6 mos ago $200k would get you a move-in ready 3bed, 2bath house with Garage and deck.

I looked at a property advertised this way, the owner was using comps for apartment buildings that had pools, in-unit laundry, gyms, rooftop decks, etc.. but trying to sell a rundown 12 unit building, no laundry at all, no pool, gym, or anything, but telling potential buyers rent for 2 bedrooms in the area are comparable.3) Make sure to take a look at the leases if you're going to try going the route of not renewing leases, then doing a rehab, and lease-up at higher rents.

Updated: Kitchen and Bathroom, New Flooring, New Interior Doors, New Windows, New Central Air, Scrapped and Resurfaced Ceilings, Ceiling Fans in each area, Exterior New Deck, and Whole Interior paint and Exterior trim paint What was the outcome?

Add photos of interesting areas, and books about Wyoming, you may have visitors who have never been there before and it’s a nice touch to have something to read about the area. if you can replace the ceiling fans.or paint the blades. they just really blend into the ceiling. 

When the original owner and builder of thirty years was showing me around the property their was a blade of grass on the floor of one of the units that he picked up off the floor.

We got paid ridiculous sums to pull up to culdesacs for weeks to rebuild bigger and better decks for peoples who's were "damaged".

We are doing top of the line finishes for the area including a standing seam metal roof, paved driveway, and an attached deck at the back of the house.

It’s a 4 bed 3 bath almost 2000 finished sq ft with a roof deck and parking pad.
