Single-family residence buy & hold investment in Xenia.

Purchase price: $35,000
Cash invested: $20,000

This single-family home has 3 bedrooms, 1 bathroom, and approximately 1,168 sqft floor space. This property has a lot size of 0.3159

What made you interested in investing in this type of deal?

Purchased for investing in my 401k portfolio

How did you find this deal and how did you negotiate it?

By doing my due diligence: Market research.

How did you finance this deal?

One of my investment locations

How did you add value to the deal?

Updated: Kitchen and Bathroom, New Flooring, New Interior Doors, New Windows, New Central Air, Scrapped and Resurfaced Ceilings, Ceiling Fans in each area, Exterior New Deck, and Whole Interior paint and Exterior trim paint

What was the outcome?

Very Satisfied. My other investments improved over time. I feel that is not the best approach to building wealth. With this property, there is no mortgage or debt. I will increase my return with the equity and payback within 5 years or sooner. Every dollar I make after my break-even point will be pure profit.

Lessons learned? Challenges?

Since I have many years of investment background. I was able to pay cash for all the work. My timeline was based on my scheduled. The project went as expected.

Since I am a seasoned investor and realtor. I relied on my own knowledge and expereince.
