I'm rebuilding my marketing follow up system and I'm looking for a phone service that can handle incoming texts and phone calls, then run a text auto responder for follow up.  

our first marketing campaign covered approximately 2200 addresses over an 8 month period (6 mailings) and from that we completed one wholesale deal which paid for the next 2 years of marketing, one property under agreement to tear down and rebuild (pending city approval), and another property we plan to close on in about 2 weeks.lastly, if you really want to do a guru course, consider the folks at fortune builders. i did not take the course, nor do i plan on it, but in the various networking events, i've met some of the folks from that program and was way more impressed with that program versus the FF (we actually partnered with one person from that course).  

Hi folks -- I have a few properties in Milwaukee that are in need of 2nd story porches being rebuilt -- nothing fancy, just rebuilding what is already there.Does anyone have any solid recommendations on quality carpenters that do this type of work?

Either option is good, but I would suggest if you do not have the cash upfront to pay off the second, or a least a lot of the cash, I would sell the property take the cash after the sale and fees and then look to rebuild a downpayment for the next investment.

What's the first thing you do to rebuild your real estate success? 

In other words, has there been any special assessments (SAs)for landscape redesign, pool rebuild, roof replacements etc?  

I was surprised to see the rebuild cost as high as 2.5 times the purchase price.  

I'm inclined to just say no...Or give them option to pay $3k fee (so I rebuild fence) plus $200/month.

Mainly interested in the south side because of its history and as an African American would like to be apart of the rebuilding of the area. 

At a minimum, they might have thought it would cost much more to rebuild if there were a total loss.
