It'll likely be time consuming w/ lot of dead ends.... because you're trying to make people sell you a house at such a big discount you can add on your fee and still sell it to someone else below market. 

Tenant moves out, and you add-on, remodel, triple the square footage, quadruple the house value.Then you put it back on the rental market. 

@Luke DilorenzoYou can see if you can talk to the bank and convert the loan to a non owner accupency loan (sometimes you need to add only 2%-7% more down.

To add on... local Credit Unions are awesome if you can find one that will lend to you for an investment Property.

Any profession that does screening for acceptance and employment in my book is a value add on a tenant application because there is a second set of eyes reviewing that person. 

You've got plenty of good answers here, but I want to add one thing to it. 

Put an add on facebook marketplace, had over 15 hits that day. 

Of course we simply add on say +5% for waste when originally purchaising and return the rest lol.
