I was reading that the Fed might not raise rates for 12 years or  ever if that is possible.Buy only what you are comfortable with, stick to fundamentals, dont bank on appreciation, tax breaks or AirBNB income, buy only what makes somewhat sense long term and where interest rates are low and if it breaks even or close [probably not with FHA] then you can hold long term.If you are just renting you need an offset and long term appreciation to take out the tax sting at least.

The key is not necessarily what niche industry (of course I'm a huge fan of Self Storage) as there's fact & opinion, and sometimes it may even turn into an argument, but look for certain fundamentals that are present in all of these.Because at the end of the day, everyone on here is posting about real estate - so is Self Storage better than condo's, better than multi-family, better than SFH's, better than private money?

There may need to be more of a "rebalancing", but I see that more likely in the form of broad based measures (print more money to subsidize lower earners, increase taxes, etc) - which fundamentally, I don't see being catastrophic in light of being bullish on next decade of economic growth.
