It also depends on which county the property is located in as to which Title company has 'plant' in that county.

@Carson Plant a good Property Manager will protect your property, protect your income stream, and reduce your headaches.

They make their own little doggy fences, plant all sorts of flowers, and make it their home.

., hey LIFETIME warranty, yada yada, but it won't cover any of the other damage that happens as a result of the house shifting, so somebody is going to have to go back and patch, re-texture and paint and recalibrate doors, windows, etc.

To add, you can get a maintenance audit which makes recommendations for physical plant repairs and replacements, that should be the biggest cost should a tenant vacate.
