I was unsuccessful in my protest but in talking to other RE investors around Dallas and Tarrant County, the sweet spot they've found when protesting is trying to get the taxable value down 2.5-3%.

You may be carving out a sweet spot and you dont even know it yet.

Somebody's getting a sweet kickback for managing that property, that's for sure.

short and sweet the Springfield area is just too close to high crime areas imo and it is a hit or miss from one street to the next. 1 Street will be nice and the next will be dangerous and ran down.I have lived here since 2004 and it has been “up and coming” since then.  

Another one of my clients just got into contract last week for a duplex that has an additional detached ADU in the back.( 20 min from bart) It was a pretty sweet deal.
