Best inexpensive areas to invest in either Pennsylvania or NJ.

Hi,  my name is Zakiyah and I'm a beginner investor. I currently have one single family property renting in Philadelphia and am currently looking for my second. I don't have much money so I'm looking to invest in areas that are not expensive.  Does anyone have advice on good but inexpensive areas to invest in either NJ or PA?  Thank you in advance for your time.

@Zakiyah Sproul All but 2 of my 40 rentals are in Eastern Delaware County. Purchase is usually under $70k and all in is under $100k. Need to be careful of the areas but definitely worth looking here. @John Knisely is a good resource for on market stuff and @Jimmy O'Connor is with New Western and gets some good off market deals. Do some digging and let me know if you have any questions.
