I am sincerely hoping either this guy wisens up or moves as he threatened me if I raised his rent

Somehow, I sincerely doubt that whatever VA statute that allows the maker of a contract (supposedly) to arbitrarily include a provision that the person who breaches that contract must pay them 25% of the amount on the contract - includes landlord-tenant statutes.So, prove you are right in VA, regarding residential leases.  

My sincere hope is that I can leverage this community to find an honest and reliable mgmt. co. if out of state becomes the only option.

Since renting the property to her, we've been responding to complaints on a nearly weekly basis.  

The same way we tell members on this site not to post in expectations of receiving private investors but in the sincerity of giving information that will help others succeed.

I sincerely hope the optimists are right and this is all but a short term bump in the road.

@Alissa EngelI don’t think she is Targeting military,  and I respect her for putting the question out there sincerely but  I think her plan prioritizes her own gain at the expense of a military member in active service to the country.
