I do give them a drug screen, but that is for their work.  

No conventional lender makes a pure purchase money loan without proof of funds, it's a legal requirement under several regulatory angles, money laundering, drug money or illegal activities etc. with funds needing to be verified as to the source of funds or held for more than 90 days.

They got hooked on drugs, but worse still they are using every legal angle of the law against me, and they are the scumbags not paying.  

Maybe NY park renters don't drink or do drugs or have brawls at night.  

Driving around, it is still pretty rough through there (murders, shootings, and drug deals are not uncommon).  

His daughter got involved in drugs and he spent a bunch of money trying to help her get straight.

Same deal, miserable experience with a loan that drug on for years, even after I had refinanced.

That's equivalent to having a few properties and having something horrible happen (like the poster who bought the duplex, discovered a drug dealer lived above her, ended up living in her car because she was so afraid to go in, and spent thousands of dollars getting rid of the guy).

I've now backed out of two deals within my inspection period either due to shady owner (pretty sure related to drug cartels) or owner wasn't willing to budge on a $12K roof repair.The last deal was a triplex that had an accepted offer contingent on increased rents and inspection.
