I am also considering the coast, maybe a STR.

You know whether people like to live to the east or west side of town, or want a walkable neighborhood more than a car-focused living experience, or more house or nice finishes, then you will probably be fine in any of those markets.  

The last point I would make is that people sometimes think of Mexico as the wild west, because information is much harder to come by, especially online in English. 

You’ll also be trading off appreciation for cash flow in those areas, so make sure to keep that in mind.If you’re eyeing a B/B+ neighborhood instead—think exurbs like Adamsville or Pleasant Grove in the west and Odenville in the east—you’ll likely be limited to condos or small fixer-uppers.

When it comes to the fix and flip there are some solid areas in the northwest and west side of the city along with some nearby suburbs that have many good opportunities.

Im only an "expert" in west coast FL but this price point is tough (here).

I like 38107 west of the expressway (maybe even west of Manassas) "Uptown".
