Even if you've taken a break and feel lost, the first step is to get to a meetup asap or just go to an Open House or view a property with your agent.

Usually it takes them weeks to respond and they come up with some crazy stuff like by business is paying for the trip and need to pay with a certified check outside the platform.

Make sure you thoroughly know how the regulators view the way things are being done, before committing to a "creative financing" technique.

@Anthony Sigala my view is the markets that it is easiest to find a 1% ratio are unlikely to be markets where you will achieve good cash flow over a long hold.
