yes project is in Canby Oregon called Ivyridgeestatescanby dot com if you want to check it out.. we got priced out of Charleston nothing was making sense vis a vi lot prices we could get. we did some new builds in northern FLA but the return was small and not worth the risk so we stopped at 4.

I dont know San Deigo all that well but I suspect a 450k sfr is not all that spiffy but a 450k condo might be pretty nice.For 450k in say SF south to Gilroy on the West side of the bay.. you cant buy ANYTHING for that low of price Nothing basically.Move up to Seattle and same thing prices are not as high as SF but still way up there.Portland where we work is one of the better bang for the buck west coast area but still Median price is 400k or more you can buy dogs in the worst part of town for 200k or so.. those same homes that most folks in the mid west buy would be 20k so you can kind of see where they are coming from its just hard for them to compute vis a vi for rental purposes anyway.

Frankly the cost associated with starting your real estate career VS a Vi the income you can make has to be one of the best cost benefits in the entire US.Were else for 1000 to 2000 a year can you own your own business and if your any good at it make 100 to 500k or more a year...
