AND the side you live on you can rent out a room or two depending on the number of rooms in your duplex or you have the option to maintain your privacy and sanity and keep it to yourself.  

To me, this is a red flag.He's trying to keep liberals from wanting to move to Texas.

I would keep rent a little below market, then split the monthly bill between the tenants on top of rent.Old houses in cold climates get expensive in the winter.

Yea they would keep that in place and you'd get a second position mortgage for the rest at, well, higher than todays rates.

That may keep things cleaner for everyone. 

As experienced investors keep repeating over and over on BiggerPockets, don't fall in love with an investment property, as it's all about figures.

They just keep snaking it every time there is an issue.

Always start the eviction process as soon as you're able to by law (not sure what Landlord Tenant code is in your state)  You can always cancel if they catch up if you want to keep them.
