I am getting the sense based on your comments earlier that the urgency is because,  if I don't get in the Austin market now that I may miss my opportunity.  

I have never built a house before, I have no idea of the lending process of a home build, yet for something reason, I feel an urgency to buy land right now. 

In an industry where you have to move quickly, having a custodian who may have a slightly higher fee, but understands these non-traditional investments - and their urgency - can make all the difference.

It also looks like the pandemic (and the resulting public health measures) have given potential buyers a new sense of urgency, with demand for existing homes so strong that 73% of the homes sold were on the market for less than a month!

Post covid, we will transition back to having an open house as we believe the frenzy results in urgency on applying.You may only have the money for a townhouse/condo.  

One could argue pending and looming housing issues was one of the points that initiated the sense of urgency.

But if a central furnace goes out, the cost, complexity, and sense of urgency is higher.  

Most times the needs aren’t big or expensive, but the timing and urgency is.
