Judges discretion means it is completely unpredictable and that 'thing' could be stuck to your shoe for a long time!

I know the future is unpredictable but would just like to know some people's thoughts or strategies they've used in the past.Thanks for the help in advance! 

We learned that repair of a mountain road is a very unpredictable renovation.

Those target markets can sometimes be unpredictable and may just get up and leave. 

They want to force me into their contract instead of the old contract I had with my PM, but the fees are so incredibly high and unpredictable (10% of any maintenance call additional--imagine a $5000 plumbing bill PLUS $500 for the management company)... that I've simply got to find someone new. 

You can't guess what they will bid, it's way too unpredictable, if there even are other bids.

The hours are unpredictable, and weekends are not exempt.What I do have is a fair bit of capital that I could invest - I'd feel comfortable putting $30-40k cash to work right now, and over the next year I could add another $50-75k if things worked out and I saw a good return. 

Anything unpredictable in costs for the future you want to unload onto the tenants if possible so your cash flow is protected. 

Google is unpredictable and you can't count on anything when it comes from organic traffic.

But even then the HOA fee works against you--and that could go up at any time, arbitrarily and unpredictably.
