On rentals, month to month or year contract?

I’m trying to find out what’s the best move on rentals, month to month or yearly contract. Also I’m thinking of renting them fully furnished because of the location of the property near big companies.

Lesson learned through 10 years experience doing my own PM - M2M.  Tenants will move when tenants need to move.  A contract locks the owner in, not so much the tenant.  If they like living at your property, they will stay regardless of a lease. M2M allows you to deal with misbehaving tenants immediately.  The important thing is, they know it.  I wish you the best.
