The Puget Sound region, for instance is undergoing explosive growth that's founded on new hiring by international tech companies and is expected to continue @ c. 10% for the foreseeable future.  

Some of the new rules include:Continue to pay $50/yr for each rental property for a business "license"That license could be revoked or suspended if a crime or ordinance violation is committed on or near the property by the resident or their guests.Owners must undergo an eight-hour training course with police and fire departmentOwners must update the property to make them safer and at less risk for crime.All rental property owners must live within 50 miles of Ferguson or have a manager within 50 miles.The license can be suspended if the utility bills for two or more months go unpaid or if the utilities are not turned on within two weeks of them being shut off.Just curious what others think of these additional requirements.

Does anyone have any experience buying a property from an owner that's undergoing bankruptcy?

In my opinion, the most strategic places to target within these zones is where crime is lowest and where the zones border other areas that are undergoing appreciation in value.

We have to undergo additional exams after meeting additional experience and continuing education requirements. 

I also had to undergo credit and background checks, for which I paid the regular application fee with my out-of-state checks (the landlord wanted to make sure they didn't bounce).

We look in areas like in the report I linked that are undergoing gentrification.

In addition, it comes down to upfront savings: think for example if you were to buy 12 SFH and have to undergo 12 closings and pay 12 realtor and attorney fees, etc...
