Always difficult to directly translate to value but I think it  is worth it.Also agree with other responses that I would avoid late/non-payers as well as those that are pains in the back side (for me only 2 out of 44).

Things like tax sales and mobile homes...didn't translate as well.My local market (Scranton PA) is a good one, because i can generate 15-22% cap rates in my sleep, allowing me to split profits with them and therefore do no-fee investing.

Plus, if it's in the county - translate rural, there is generally no code enforcement, permitting or inspection.With that said, if you're dealing with a flat roof, or even a section of the roof, there's no asphalt shingle that should have ever been applied to it.
