I should have been buying houses like they were candy bars when they were super cheap, and then worried about heavy rehabs and slowing down when prices (and rates) rose.

In the meantime I would look at other markets where the price to entry and quality bar is much lower.

Other benefits: Located in a growing area, and have a full bar Liquor License and a bar that is currently not occupied (A lot of potential there to sell alcohol). 

When I took the GC test, the pass rate was only 12%...it was technically easier to pass the Bar!

Where I invest the bar is much lower, thankfully!

There aren't that many "watch outs" in the contract as land is pretty simple and straight forward with the Florida Bar Vacant land contract - are we talking a large plot of land?

You can always find meeting rooms at the food trough places, sports bars or eatery. :)   

I guess we are just getting old.. it sucked big time we could not figure out how to use the darn thing and ended up going to a local sports bar..

However, there are restaurants, bars, family activities (mini-golf, go-carts, etc.), and a wonderful supermarket that is close by and walkable (2-3 blocks away).The reviews are excellent, and we are currently superhosts.
